Quick Answers
VOCs (volatile organic compounds) are solvents that evaporate from a finish as it dries. They cause much of the smell of a freshly finished floor, and low-VOC finishes release less of them.
The main low-VOC options are water-based polyurethanes, hardwax and plant-based oils, and waterborne zero-VOC finishes.
"Non-toxic" is not a regulated label, so check each product's safety data sheet and VOC content, and follow its ventilation and cure times.
A prefinished floor is finished and cured at the factory, so there is no finishing step inside your home.
What Are VOCs, And Why Do They Matter For Wood Floors?

Most floor finishes are made of resins carried in a liquid. In traditional solvent-based finishes, that liquid evaporates into the room as the floor dries, releasing volatile organic compounds. Lower-VOC finishes replace most or all of the solvent with water or use oils that cure without heavy solvents, which means less odor during the job and less to air out afterwards.
California has some of the country's strictest rules on VOCs in coatings, and the Bay Area Air Quality Management District sets its own limits for architectural coatings, including floor finishes. Even so, products vary widely, so it pays to compare.
Your Low-VOC Finish Options

Water-based polyurethane. Clear, low odor and fast drying, and it keeps light woods such as white oak looking light. The Stile floors in our collection are factory-finished with Bona low-VOC water-based polyurethanes, in matte for stock materials.
Hardwax and penetrating oils. These soak into the wood rather than forming a film on top, giving a soft, natural matte look that can be spot-repaired. Many are plant-based. For maintaining oiled floors we carry LOBA Nature Oil, which is solvent-free, along with WOCA and Rubio Monocoat care products.
Waterborne zero-VOC finishes. Vermeister Zero VOC is a completely solvent-free waterborne finish made with renewable raw materials. It can be used on its own or as a two-component finish with Zero VOC Boost.
Oil Finish Or Water-Based Polyurethane?

Oils look and feel more natural and are easy to touch up in one spot, but they need regular maintenance with the matching soap or refresher. Water-based polyurethanes form a protective film that resists spills well and needs less routine care, but worn areas usually mean recoating a whole room. Both come in low sheens. See High Gloss vs. Matte Finish for help choosing a sheen.
Prefinished Or Site-Finished?

A prefinished floor arrives with its finish already applied and cured at the factory, so installation day is the end of the job. Unfinished boards are sanded and finished in your home, which allows a custom color and a seamless surface, but that is when finish choice and ventilation matter most. Many San Francisco buyers choose prefinished engineered floors for this reason. How To Choose A Low-VOC Finish

Ask for the safety data sheet and the stated VOC content of every product you are considering.
Check that the finish works with your wood species and any stain or color you want.
Think about traffic: pets, kids and kitchens favor tougher film finishes or a well-maintained oil.
Plan for ventilation and the full cure time before rugs and furniture go back.
Use cleaning and care products from the same finish system.
Caring For A Low-VOC Floor

Water-based polyurethane floors are cleaned with a pH-neutral cleaner such as Bona Hardwood Floor Cleaner. Oiled floors need a soap made for oiled wood, such as WOCA Natural Soap or Rubio Monocoat Soap, plus an occasional refresher. Using the wrong cleaner can dull or strip the finish. Frequently Asked Questions
What Is The Most Non-Toxic Wood Floor Finish?
There is no single answer, and "non-toxic" is not a regulated label. Water-based, zero-VOC and plant-based oil finishes generally release the fewest VOCs. Compare each product's safety data sheet and follow its ventilation and cure instructions.
Are Water-Based Polyurethanes Low-VOC?
Generally, yes. Water-based polyurethanes usually contain far less solvent than traditional oil-based polyurethanes. Check the stated VOC content of the specific product.
Do Prefinished Wood Floors Off-Gas Less Than Site-Finished Floors?
With a prefinished floor, the finish is applied and cured at the factory, so there is no finishing step inside your home. Adhesives used during installation still matter, so ask your installer about low-VOC options.
Do You Sell Low-VOC Finishes?
Yes. Our store includes Vermeister Zero VOC finish and care products for oiled and polyurethane floors from LOBA, WOCA, Rubio Monocoat and Bona.
